Bunker Hill Road development opens to buyers

The Pines at Grove Creek, a 29-lot development off of Bunker Hill Road in Crawford, has homes ready for purchase.

 

Construction has started on the first of three stages, with 10 homes expected to be completed by early summer, said Alexander Purcell, the listing agent for the development.

 

McKenzie Spooner, county planner for Oglethorpe County Planning & Zoning, said the development falls within one of the county’s “character areas” for desired growth.

 

Oglethorpe County Planning & Zoning designated this area as a “gateway corridor,” according to the 2016 Oglethorpe County Future Land Use Map. This is a target location for future living, working and shopping developments close to the Crawford and Lexington city centers, according to the Oglethorpe County 2037 Comprehensive Plan.

 

Buyers can pick from three home plans:

 

  • The Willow plan is approximately 1,648 square feet with one story, three bedrooms and 2½ bathrooms. It lists for $339,000.

 

  • The Longleaf plan is approximately 2,024 square feet with two stories, three bedrooms and 2½ bathrooms. It lists for $359,000.

 

  • The Ponderosa plan is approximately 2,243 square feet with two stories, four bedrooms and three bathrooms. It lists for $379,000.

 

There will also be two exterior variations of the Ponderosa and Longleaf plans to “add variety and improve aesthetics from the road,” said Kassie Hodges, a realtor at Keller Williams Realty.

 

Buyers can upgrade appliances, lighting fixtures, countertops, cabinetry, door knobs, faucets and more, she said.

 

Hodges said she expects the home prices to rise as more are sold.

 

J.W. York Homes, which is building the homes, also built two homes on four lots on Wall Street. They are not a part of the development, but were built using the Ponderosa and Longleaf plans.

 

Purcell has hosted open houses at the Longleaf model home at 733 Wall St., and expects to continue weekend showings.

 

“We built it so people could walk through, see a finished product and know what they’re getting,” Purcell said. “Then they could feel confident putting a contract down on one of the ones in the neighborhood.”

 

 

Purcell said Brittany Purcell & Associates plans to offer $8,000 in closing costs if buyers use one of their preferred lenders. The first two buyers in the neighborhood will receive $5,000 in home upgrades.

 

“We're pushing pretty aggressively to get some momentum going,” he said.
