New construction has sprung up in The Pines at Grove Creek.

 

All 10 homes built last year and listed by Brittany Purcell & Associates in the 29-lot development off of Bunker Hill Road in Crawford have been sold.

 

Five new houses are being built, said Justin Willis, a realtor with Brittany Purcell & Associates.

 

“(The families that moved in) were all certainly local within this area,” he said. “More than likely, they were all within the neighboring counties and Crawford area.”

 

The entire neighborhood follows the same three home plans. Buyers can pick from:

  • The Willow plan is approximately 1,648 square feet with one story, three bedrooms and 2½ bathrooms. It lists for $339,000.
  • The Longleaf plan is approximately 2,024 square feet with two stories, three bedrooms and 2½ bathrooms. It lists for $359,000.
  • The Ponderosa plan is approximately 2,243 square feet with two stories, four bedrooms and three bathrooms. It lists for $379,000.

 

“These homes are just outside of Athens, but you still get the nice country feel out here,” said Kassie Hodges, a realtor at Keller Williams Realty. “It’s a great price for brand-new construction.”

 

Oglethorpe County Planning & Zoning designates this area as a “gateway corridor” in its 2016 Future Land Use map and in the drafts of the 2037 Comprehensive Plan.

 

This is a target location for future living, working and shopping developments close to the Crawford and Lexington city centers.

 

This type of “character area,” as it’s referred to by the comprehensive plan, is an area for growth in the county, but is still meant to preserve surrounding natural and cultural features and Oglethorpe County’s “rural way of life,” which is the goal of the land use map.
