Hawkins’ buildings back on the market

Repairs have been made to two of the four buildings owned by Rick Hawkins, and five of his buildings in Lexington are back on the market. 

 

The buildings at 110, 112, 114, 116 and 118 W. Main St. are listed for sale on Hawkins’ Facebook Marketplace, with descriptions of each building. Repairs to the buildings were approved by the Lexington City Council last summer

 

Hawkins is asking $199,999 for 110 W. Main St. due to the roof repair done last year. 

 

“We started off with 110. That roof has been completely replaced with a new material,” said Kathrine Clark, Hawkins’ local representative. “For the interior, we tried to save as much of the existing, original material as we could.” 

 

The building at 112 W. Main St., which is undergoing improvements, is listed for $239,999. 

 

“They are currently working on hanging the trusses for the new roof,” Clark said.“I think what really started a community concern was the condition of the facade. It was losing bricks and becoming really unstable.”

 

Bricks from the original building were saved, cleaned and put back with a new seal. Following the roof repair, the building will be “stabilized and weathered in,” Clark added. 

 

No repairs have been made to 114 and 116 W. Main St. 

 

Hawkins listed 114 W. Main St. for $89,999 due to it being smaller compared to the others listed and needing a new roof. 

 

The building at 116 W. Main St. is listed at $149,999 for the granite front, but needs “extensive roof repairs because it has collapsed,” Hawkins wrote in the listing description.

 

“It is up to the buyer,” Clark said. “If they were to buy one as is, it will save them a lot of money. These are opportunities for new businesses in Lexington. But it is not easy. We are a distance out from other places. Our county does not have a big population.”

 

Hawkins mentioned that if 114 and 116 W. Main St. were to be repaired, the prices would increase. He said 114 W. Main St. will be listed for around $200,000 and 116 W. Main St. would be listed for $350,000 after renovations. 

 

Clark said 111 N. Gilmer St. “will be stabilized and reroofed this year” but is currently being used by Hawkins as storage. The roof on 118 W. Main St. was already repaired. 

 

Hawkins said if a buyer is interested in all six buildings, he will sell them for $950,000. According to public records, the combined assessed value of the buildings in 2025 was $152,400. 

 

The Main Street buildings were listed for $350,000 on Facebook Marketplace in January 2023.
